Abstract
In der Bundesrepublik Deutschland stellt sich langfristig ein Alterungs- und Schrumpfungsprozess der Bevölkerung ein. Dabei wird die demographische Entwicklung von der Fertilität, der Mortalität sowie den Wanderungsbewegungen in unterschiedlichem Maße determiniert. Um die Art und Intensität des Einflusses der demographischen Faktoren zu analysieren, werden in der vorliegenden Simulationsstudie die einzelnen Einflussgrößen von einander abgegrenzt. Im Gegensatz zu anderen Studien steht hierbei weniger eine genauere Abschätzung des künftigen Bevölkerungsbestandes im Vordergrund. Vielmehr werden die Wirkungsweise der Einflussfaktoren, die Veränderungen in der Altersstruktur der Bevölkerung sowie die demographischen Unterschiede in West- und Ostdeutschland thematisiert. Aus der Analyse geht hervor, dass die Bevölkerungsmasse und -struktur primär durch die Fertilität
und, sofern sie in entsprechend hohem Maße erfolgt, die Zuwanderung geprägt wird. Dementgegen entfaltet die weitere Verminderung der Mortalität vergleichsweise geringe Auswirkungen. Ohne beträchtliche Zuwanderung wird bei der momentan realisierten Fertilitätsrate die Überalterung der Bevölkerung fortschreiten und sich in West- und Ostdeutschland differenziert gestalten.

Abstract
In der Bevölkerungsprojektion bis zum Jahr 2020 werden zuerst die Annahmen zu Geburten, Lebenserwartung und zu den Wanderungsbewegungen in Ost- und Westdeutschland erläutert. Mit dem Rückgang der Bevölkerungszahl im erwerbsfähigen Alter bei konstanter Gesamtbevölkerung wird die Hoffnung auf eine demographische Entlastung des Arbeitsmarktes verbunden, die so nicht geteilt werden kann. Wird eine Prognose des Erwerbsverhaltens aufgrund bisheriger Trends mit in die Analyse einbezogen, ist mit einer vollständigen Kompensation der demographischen Effekte durch Verhaltenseffekte bis 2020 zu rechnen.

In der kurzfristigen Bevölkerungsprojektion bis zum Jahr 2010 werden zuerst die Annahmen zu Geburten, Lebenserwartung und etwas ausführlicher zu den Migrationsströmen in Ost- und Westdeutschland erläutert. Trotz konstanter Bevölkerung in den nächsten Jahren sinkt die Bevölkerung im erwerbsfähigen Alter ab. Speziell in Ostdeutschland wird etwa 2007 die Zahl der Lehrstellensuchenden drastisch zurück gehen.

Abstract
In der Bevölkerungsprojektion bis zum Jahr 2040 werden zuerst die Annahmen zu Geburten, Lebenserwartung und Wanderungsbewegungen in Ost- und Westdeutschland erläutert. Nach einer Phase der relativ konstanten Bevölkerungszahl wird die Zahl der Einwohner langfristig absinken, dies gilt für Ostdeutschland wie die gesamte Bundesrepublik. Die eintretenden Veränderungen in der Altersstruktur der Bevölkerung und die daraus folgende Verschlechterung des Verhältnisses der Bevölkerung im erwerbsfähigen Alter gegenüber der Zahl der Rentner in Deutschland werden thematisiert.

Abstract
Seit 1989 hat sich die Einwohnerzahl in den neuen Ländern um weit über eine Million durch Abwanderungen verringert. Auch die Zahl der Geburten hat seit 1989 in großem Umfang abgenommen. Demzufolge muß für die Zukunft mit sinkenden Schülerzahlen und einem abnehmenden Bedarf an Schul- und Kindergartenplätzen gerechnet werden. Der seit 1995 eingetretene Anstieg der Geburtenzahlen läßt jedoch vermuten, daß die Talsohle durchschritten ist. Im Projektionszeitraum bis 2010 werden die Geburtenzahlen weiter ansteigen. Darüber hinaus ist zu erwarten, daß sich langfristig eine Angleichung zwischen den wesentlichen Bestimmungsfaktoren der ostdeutschen und der westdeutschen Bevölkerungsentwicklung einstellt.

Abstract
Over the last decade, German housing prices have increased unprecedentedly. Drawing on quality-adjusted housing price data at the district level, we document large and increasing regional disparities: growth rates were higher in 1) the largest seven cities, 2) districts located in the south, and 3) districts with higher initial price levels. Indications of price bubbles are concentrated in the largest cities and in the purchasing market. Prices seem to be driven by the demand side: increasing population density, higher shares of academically educated employees and increasing purchasing power explain our findings, while supply remained relatively constrained in the short term.
